Built From The Ground Up

From Old Garage To Year-Round Living Space.

The existing garage was demolished and removed before a new full concrete slab foundation was constructed. Oakspan then created a pitched-roof garden room with a vaulted interior, extensive glazing and a covered outdoor area, bringing the building and surrounding landscaping together as one complete space.

One Room. Three Ways To Use It.

Rather than designing three separate areas, the room was planned as one flexible environment where golf, training and entertainment could work comfortably together.

Golf Simulator

Internal dimensions and a generous 2.9m ceiling height provide the space needed for a comfortable golf swing, simulator screen and associated technology.

Home Gym

Dedicated training space accommodates cardio and strength equipment while allowing the golf area to remain fully usable.

Home Cinema

Integrated electrical planning, simulator technology and sound insulation allow the same room to become a private entertainment and cinema space.

One Building. More Space For Everyone.

The brief was about creating more than an additional room. The family wanted somewhere teenagers could relax and entertain friends, while still creating a space adults could enjoy for drinks, BBQs and family gatherings.

Teen Retreat

A separate place for gaming, films, relaxing and socialising with friends without taking over the main family home.

Garden Bar

A fitted Howdens kitchen and bar gives the room a proper entertaining function, complete with sink and hot water.

Outdoor Living

The substantial 3m × 5m covered canopy creates a second sheltered entertaining area for seating, drinks and family BBQs.

Technical Detail

A WC Where Conventional Drainage Wasn't Practical.

Because the garden room was constructed below the level of the existing drainage, Oakspan incorporated a Saniflo pumping system. This allowed the finished room to include a fully functioning WC and basin without compromising the position or layout of the building.

Covered Outdoor Living

A Second Room. Outside.

The 3m × 5m canopy extends the usable space beyond the garden room itself, creating a sheltered zone for seating, BBQs and entertaining. A 3kW infrared smart heater helps make the area practical beyond the warmer months.

This project demonstrates that a garden room doesn't need to be large to deliver something special. Careful planning allowed the sauna, fitness area and climate control to work together comfortably within just 4m × 3m.

Yes. This project demonstrates how a sauna can be integrated within a 4m × 3m garden room while preserving useful space outside it. The key is planning the layout, ventilation and services before construction begins.

Compact By Design

Everything You Need In 4.5m × 3.5m.

The footprint may be compact, but the room was planned to operate far more independently than a conventional garden room. Kitchen facilities, a private WC and open living space all fit within the same building.

Fitted Kitchen

Integrated worktop, storage, sink and under-counter appliance space make drinks and light food preparation possible without returning to the main house.

Private WC

A dedicated toilet and wash basin add another level of independence and make the room much more practical for guests and longer periods of use.

Flexible Living Space

The remaining room stays open and adaptable, allowing it to work as a snug, guest space, entertaining room or general family retreat.

The Room Doesn't Stop At The Doors.

The 3m × 4m canopy creates a substantial second zone alongside the compact garden room. It provides the scale and shelter required for a private hot-tub area while remaining visually integrated with the main building.

Designed Around The View. Engineered For Quiet.

The brief called for a dedicated place to work away from the main house. The garden's outlook created an opportunity for a large landscape window, while the nearby railway made acoustic performance an equally important part of the design.

Large glazed doors, side glazing and the long landscape window bring daylight deep into the workspace while opening the office towards the garden and golf-course outlook.

Quiet Working

Because the room sits close to a railway line, an acoustic package including acoustic glazing was incorporated to create a more comfortable working environment.

Year-Round Office

Smart hot-and-cold air conditioning and internet connectivity turn the room into a practical permanent workspace rather than a seasonal garden building.

A Garden Office Close To A Railway Needs More Thought.

The location of this room meant noise control could not be an afterthought. Acoustic glazing formed part of the specification, helping create the quieter internal environment needed for calls, focused work and everyday office use.

The completed office shows how a relatively compact garden building can become part of a much broader lifestyle space. The client later added an external sauna alongside the Oakspan office, creating a clear separation between working time and downtime.

The Brief

One Building. Four Ways To Use It.

This Kilmarnock project was designed as a complete leisure and entertaining space rather than a single-use garden room. The main 8m × 4m room combines a dedicated golf simulator with a home cinema environment and connects directly into an open-plan 4m × 4m gym.

Outside, a 5m-wide covered kitchen and entertaining area extends the building into the garden. Wraparound composite decking connects the different zones and helps the entire structure operate as one cohesive indoor-outdoor space.

We transformed this wasted space into a functional and stylish garden room gym. Here's how we achieved it:

Maximised Space: We utilised every inch of the available area by building the room off-square. This allowed for a large storage cupboard at the narrowest point, ensuring no space went unused.
Smart Design: A vaulted lean-to ceiling maximised headroom, perfect for a punch bag and pull-up bar.
High-Quality Materials: The exterior features a modern anthracite composite cladding with double-glazed windows and doors for excellent insulation and weatherproofing. Notably, the windows incorporate acoustic glass to minimise noise disturbance.
Soundproofing: The timber frame walls and roof joists were filled with thick acoustic wool and further clad with acoustic panels, significantly reducing noise from gym equipment.
Tech Connectivity: A full electrical package and ethernet connection were installed, ensuring seamless operation of any equipment and internet access.
Durable Flooring: Heavy-duty 10mm AC5 industrial hard-wearing laminate flooring was chosen to withstand the demands of a gym environment.
Turnkey Finish: The project was completed to a turnkey standard, meaning the client received a fully finished gym ready for immediate use.
