Built For Your Downtime

Designed Around How You Play.

A successful games room begins with what needs to happen inside it. Table dimensions, cue clearance, screens, speakers, seating, storage, sockets and circulation all influence the final footprint.

Oakspan plans these details before construction so the finished room feels comfortable and intentional—not like equipment has simply been fitted into an empty shell.

01

Pool & Snooker

Plan The Room Around The Table.

The table is only the starting point. Comfortable play depends on cue clearance on every side, a level floor, suitable lighting, clear circulation and enough space for seating or scorekeeping.

  • Footprint planned around the exact table and cue length
  • Reinforced concrete base creates a solid platform
  • Lighting positions considered before electrical installation
  • Optional bar, seating, storage and climate control

Power, Data And Comfort—Built In.

Gaming spaces can generate heat and need more than a spare socket. We can plan screen walls, desk layouts, power points, lighting zones, hard-wired data routes and cooling around the way your setup is used.

  • Socket and cable planning for a cleaner setup
  • Space for console, PC, racing or simulator equipment
  • Controllable lighting for work and play
  • Optional heating and cooling for longer sessions

Bar & Social Rooms

Make It The Place Everyone Wants To Be.

Combine games with a bar, relaxed seating, music and a large screen to create an entertainment space that works for quiet evenings as well as gatherings with family and friends.

  • Bar and kitchenette layouts available
  • Optional sink, fridge space and storage
  • Glazing positioned for daylight and privacy
  • Direct access to decking and landscaped areas

Cinema, Sport & Entertainment

A Proper Room For The Big Screen.

Screen position, viewing distance, glare, speaker locations and lighting all affect the experience. We consider the complete layout so the room remains comfortable for films, live sport and everyday family time.

  • Flexible screen and seating arrangements
  • Lighting zones suited to viewing and social use
  • Acoustic finishes can help control internal echo
  • Blackout and privacy options can be discussed

One Room. More Ways To Enjoy It.

Built For Family Time, Not Just One Game.

A games room does not need to revolve around a single activity. Table tennis, darts, board games, casual seating and storage can share one well-planned space without it feeling crowded.

  • Flexible floor space for changing activities
  • Integrated storage keeps games organised
  • Lighting planned for play and relaxation
  • Future uses considered at the design stage
Room Size & Layout

Measure The Experience, Not Just The Building.

A room can hold a pool table and still be too tight to play in. We design from the activity outwards, using the exact equipment, furniture and circulation space to establish a practical footprint.

For cue sports, allow for the exact table dimensions plus comfortable cueing clearance on every side. Oakspan will check this against your chosen table before the layout is finalised.
01

Equipment Footprint

Pool tables, simulators, desks, screens, sofas and bar units are plotted at realistic sizes.

02

Playing Clearance

Movement around equipment is protected so the room remains comfortable in actual use.

03

Power & Connectivity

Socket, data, television and lighting positions are planned before the internal finish is completed.

04

Heat & Ventilation

People, computers, projectors and glazing can add heat, so comfort is considered early.

05

Storage & Circulation

Games, cues, consoles and furniture need a home without obstructing doors or walkways.
