The starting price is based on a properly built and insulated garden room, not a basic shell that still needs its essential elements added later.

Concrete Foundation

Prepared ground, compacted sub-base, heavy-duty vapour barrier, 50mm Kingspan insulation, reinforced steel mesh and a 100mm concrete slab.

Structural Walls

Treated 45mm × 95mm C16 framing, 11mm structural OSB, breathable building paper and treated 25mm × 50mm cladding straps.

Wall Insulation

100mm mineral wool insulation combined with an additional 25mm Kingspan layer before the internal finish is completed.

Insulated Roof

Ceiling joists between 150mm and 250mm, thick mineral-wool insulation, structural roof deck and a one-piece EPDM roof membrane.

Doors and Windows

Double-glazed doors and windows positioned around natural light, views, access and the intended use of the room.

Electrics and Lighting

Power, sockets and internal lighting planned around how the finished room will be used, with the layout agreed before construction.

Interior Finish

Agreed wall, ceiling and flooring finishes create a completed room rather than an unfinished timber shell.

Exterior Finish

Weather-resistant cladding and exterior detailing completed in the materials and finish documented within your quotation.

How much does an Oakspan garden room start from?
Oakspan garden rooms currently start from £15,000 for a 4m × 3m room. This provides a 12m² starting point, with larger and bespoke sizes available.
What is included in the starting price?
The starting specification is based on a properly built and insulated garden room, including the agreed concrete foundation, structure, roofing, insulated envelope, double-glazed doors and windows, electrical provision and agreed finishes. Your exact specification is documented before the final quotation is issued.
Do Oakspan garden rooms have to be standard sizes?
No. The sizes shown are pricing examples rather than a fixed catalogue. Oakspan can design different widths, depths, layouts and glazing arrangements around your garden and intended use.
Is heating and air conditioning included?
Heating and cooling is not included within Oakspan’s normal standard specification. However, under Oakspan’s current 2026 booking offer, one standard hot-and-cold climate-control system is included at no additional cost on qualifying projects confirmed with a deposit by 31 December 2026. Subject to survey and final room specification.
Can the price change after I accept the quotation?
The quotation is based on the agreed design and project scope. If you later request changes or additional work, the price may need to be updated. Those changes are discussed and agreed before the additional work proceeds.
