Oakspan garden room comes complete with a range of high quality, standard features.

  • Foundations & Roof

    • Foundations: range of foundations tailored for your garden including 150mm treated joists posts on top of concrete piles or insulated concrete slab foundation or  groundscrews
    • Roof: Firestone EPDM Rubber solution as it is backed by an internationally recognised brand with a solid 20 year guarantee. 

  • Structure

    Modern timber kit design built onsite using structural grade timbers

  • Cladding

    Slatted composite cladding: Range of styles that looks as impressive as natural wood cladding with no need to paint, stain or oil. 

  • Insulation

    • Rock wool with heavy duty vapour barrier and lined with plasterboard.
    • Floor constructed 150mm x45mm treated floor joists wrapped in heavy duty vapor barrier and fitted with 100mm Kingspan insulation boards with 22m chipboard flooring or insualted concrete slab bubjet to survey.

  • Electrical

    • Internal electrics: Standard 5 double sockets, chrome, brushed stainless, brass, white.
    • Internal Lighting: Standard 6 internal down lighters
    • External lighting: 4 external down lighters.
    • Ethernet wire armoured cable to property
    • Heating: Electrical smart heater supplied
    • TV: Instlation bracket included

  • Doors & Windows

    • Windows: 2 uPVC toughened A rated double glazed windows. (600mm x 1000mm)
    • Doors: French doors or sliding doors 2m wide standard.

    • Laminate flooring supplied and fitted in range of colours
    • MDF skirtings
    • Walls: Internal platerboard aims taped painted white finish
