Your Guide to Crafting the Ultimate Garden Games Room

Begin With The Use

Plan From The Activity Outwards.

The first question is not how large the building should be. It is what must happen comfortably inside it. Equipment dimensions, people, furniture and movement establish the practical footprint.

List the non-negotiables first, then add the features that would make the room more independent from the house.

01

Primary Activity

Pool, gaming, cinema, golf, darts, table tennis or a mixture?

02

Equipment

Record exact dimensions rather than relying on a generic room size.

03

People

Consider players, spectators, seating and comfortable circulation.

04

Services

Plan sockets, data, lighting, heating, water and drainage early.

05

Storage

Give cues, consoles, games and furniture a permanent home.

06

Future Use

Allow the room to change as family routines and interests evolve.

Room Size Guide

Measure The Experience, Not Only The Building.

These are planning considerations rather than fixed specifications. Final dimensions must be checked against the exact equipment, furniture, access and site.

Use Allow For Often Forgotten
Pool or snooker Table footprint plus full cueing clearance on every side Seating, scorekeeping, cue storage and lighting position
Console or PC gaming Desk depth, screen distance, chairs and cable routes Heat, ventilation, hard-wired data and future equipment
Cinema and sport Viewing distance, seating depth and screen position Glare, blackout control, speakers and routes to seats
Golf simulator Manufacturer’s width, depth and height requirements Swing envelope, projector route, impact screen and ventilation
Multipurpose room Largest activity plus furniture that can move or store Clear circulation and a permanent storage strategy

Pool & Snooker

Start With The Exact Table And Cue Length.

A table fitting inside the room does not mean it will be comfortable to play. A properly planned garden games room needs clearance on all four sides without cues meeting walls, furniture or doors.

  • Confirm the exact table dimensions
  • Protect the full cueing envelope
  • Use a stable, level finished floor
  • Position lighting before electrical work
  • Allow for seating and cue storage

Plan The Technology Before The Walls Are Finished.

Screen walls, desks, speakers, sockets, data cables and lighting controls are easier to integrate when positions are agreed before plasterboard and decoration. Oakspan’s design and materials approach helps bring those practical decisions into the room specification early.

  • Map every screen and equipment position
  • Plan power and hidden cable routes
  • Consider hard-wired internet connections
  • Control glare and natural light
  • Allow for heat generated by people and equipment

Golf Simulators

Design Around The Simulator Specification.

The chosen system determines the room. A dedicated golf simulator garden room must account for ceiling height, player position, swing clearance, screen width, projector throw and sensor locations before the building footprint is finalised.

  • Use the supplier’s exact specification
  • Check left- and right-handed swing clearance
  • Plan projector and power locations
  • Protect ventilation and temperature control
  • Consider seating without narrowing the playing area
Build Decisions

Six Details That Shape The Finished Room.

These decisions affect comfort, usability and cost, so they should be discussed before the final design is approved.

01

Foundation

A properly prepared insulated concrete base provides the stable platform needed for heavy equipment and finished flooring.

02

Insulation

Floor, wall and roof insulation work together; glazing and air leakage also influence comfort.

03

Heating & Cooling

People, screens, computers and glazing can raise temperatures, making cooling as relevant as winter heating. See the garden room pricing guide for Oakspan’s current climate-control option.

04

Lighting

Combine practical task lighting with softer zones for cinema, gaming and social use.

05

Acoustics

Internal acoustic treatment can control echo. Full sound isolation is a separate requirement that must be specified early.

06

Planning

Position, height, size, intended use and the individual property affect whether approvals may be required in Scotland.

From Plan To Build

One Room Can Support More Than One Use.

A flexible layout can accommodate table tennis, darts, board games, seating and storage without turning the room into a collection of competing equipment.

The key is to protect clear floor space, give each item a home and plan the lighting and services around how the room will change.

Planning Questions

Answers Before You Finalise The Design.

What size should a garden games room be?
There is no universal size. Start with the exact equipment footprint, add the space needed to use it safely and comfortably, then allow for seating, storage and circulation.
How much clearance does a pool table need?
It depends on the exact table and cue length. Check the playing surface dimensions and protect comfortable cueing clearance on all four sides before adding furniture.
Can a games room also be an office or gym?
Yes. A multipurpose layout can work well when activities are zoned, storage is planned and sockets, lighting and equipment positions are considered from the beginning.
Does a golf simulator need a special room size?
Yes. Use the chosen simulator supplier’s requirements for width, depth and height, then verify swing clearance, screen, projector and sensor positions.
Do garden games rooms need heating?
A year-round room needs a suitable heating strategy. Gaming equipment, people and glazing can also create summer heat, so ventilation or cooling may be worth considering.
Do I need planning permission in Scotland?
Some projects may fall within permitted development rights, while others require permission or additional approvals. Position, size, height, intended use and the property all affect the position, so confirm requirements for the individual site.
Can a WC or bar be included?
Yes, subject to the design and site. Water, waste, drainage, ventilation, storage and appliance requirements should be planned early.
